As at December 31, 2025, Perth’s property market listings reached a record low of just 1,881 dwellings, according to REIWA
Perth has experienced months of below-average new listings, with listed homes a median of only nine days on the market, with multiple offers being received and prices exceeding sellers and agents expectations. Perth’s median house price recorded an almost 10% December 2025 quarter rise with the median house price at an incredible $1,087,762. Capital cities across the country recorded new milestones, with Sydney remaining the most expensive market, Melbourne staging a strong recovery and Brisbane accelerating sharply.
Perth stood out for its strong local performance, with house and unit prices reaching record highs and the unit market outperforming houses as buyers sought more affordable, well-located options. Limited supply, sustained demand, and rapid selling times continued to underpin price growth, while rental markets showed early signs of stabilization despite remaining tight.
Overall, the data highlights a resilient property market nationally and in Perth, offering continued opportunities for homeowners and investors, particularly in high-performing suburbs and well-positioned unit markets.
Strong price growth is forecast for the Perth property market in 2026, according to REIWA. The median house price is expected to rise by more than 10 per cent, while the median unit price is likely to see 15 to 20 per cent growth.
“Perth prices continue to be driven by a significant imbalance between supply and demand,” REIWA President Suzanne Brown said.
