Perth’s million dollar club reached 126 suburbs in 2025
In 2025 the property market in Perth hit another new landmark in the city’s decade, with 32 suburbs signing up for the $1 million-dollar city club, making another new high point. And this took the number of suburbs with a median
house sale price* of 1 million dollars or more to 126.
The fact that 30 out of these suburbs are the first to cross the million-dollar threshold for the first time shows just how deep (and ongoing) price appreciation is in Greater Perth. Northbridge and Wattleup made their comeback, returning to the list after briefly dipping below the mark in previous years. This rate of growth is far from typical, says REIWA President Suzanne Brown. “In the vast majority of years, only a couple of suburbs make it to the million dollar club. But the Perth property market posted another 12 months of very strong performance, with Greater Perth’s median house sale price increasing by 13.3 per cent in 2025.”
From the homeowner side, this trend represents healthy equity gains, but in the meantime buyers and investors may have to recalibrate expectations given that premium price points on the metro market are becoming prevalent. With demand continuing to outpace supply, there appears to be even more demand in Perth’s million-dollar map in the year ahead.
