Perth Records Strongest Growth
Home values in Perth reported a 2.3% jump in February, putting a median dwelling value of more than $22,500 ahead in the month. Which has led to Perth emerging as the standout performance of Australia’s capital cities. Other mid-sized capitals (such as Brisbane, Adelaide and Hobart) grew more than 1% showing the strong growth in lifestyle-driven and affordable markets. A key driver behind this surge? Low housing inventory. In cities where affordability remains attractive relative to Sydney and Melbourne, limited supply remains a significant upward pressure on pricing. On the other hand, Sydney and Melbourne achieved a 0.0% growth in February. These markets look stabilising after an earlier string of robust growth, although affordability pressures and higher borrowing costs are dampening buyer buying pressure. Interest Rates are Still a Watchword. With inflation persistent, economists expect the possibility of even more interest rates rises after the Reserve Bank of Australia raised its cash rates in February. Although higher rates could lower borrowing capacity, Perth’s robust underlying circumstances — of rising population, relatively cheap prices, and limited supply — maintain demand.
